‘Cost breakdown

The cost model is based on a regional stadium with a total of 25,000 seats. The development has a gross floor area, which includes the area of the tiers, of 35,800 m2.

The stadium features a continuous roof enclosing one two-tier stand, with the rest of the seating arranged on a single tier. The scope of works described in the cost model excludes the fitting out of back-of-house areas, hospitality areas and concessions. The total value of the fit-out works is approximately £4.25 million. Included in the scheme are costs for the pitch and floodlighting, totalling £1.15 million.

Rates in the model are at 2nd quarter 2004 price levels, based on a lump sum contract and a location in South East England. Costs of site preparation, fit-out, external works, loose equipment and catering equipment are excluded, as well as professional fees and VAT. The model also excludes allowances for site of project and normals.

Rates in the model may need to be adjusted to account for specification, site conditions, procurement route and programme.’

A really strange article about stadium costs.

Maybe that's why they have been so quiet for weeks? The angle they are pushing is a bit too obvious.

They probably make some fair points about cost but then ignore all that cost produces an asset with some value

And no discussion ever seems to mention that if we end up having to pay the cost of a stadium build over the next 50 years is that better or worse than paying rent for the next 50 years and have nothing to show for it. People talk like its go and burn £50m and have nothing to show for it.

there are so many things that could affect the cost. And leaving all that aside, its pretty irrelevant what it costs to build as will the club be paying it anyway ? I imagine it will be made of of investment companies, land or building allocation ( like the Tesco deal ) and possibly even housing and grants etc.

But either way, I'm not a stadium designer / construction manager so couldn't really say what's true or not

You'd have to take into account the cost of land in London though tbf...

If they had the pressure on them we are only just starting to see in the last 3-4 months years ago things might be a bit different.

As I’ve said previously the actions of a number of parties in this situation are completely nonsensical. It’s hard not to draw worrying conclusions when guessing at what they could be.

Out of interest what did the land cost for Brentford’s new stadium. You can see it at the end of the M4 on your right when you go into London. Looks like a piece of prime real estate. Affluent up and coming area, surrounded by swanky office blocks and top end car dealerships. Not sure if the £70M you’re quoting includes the cost of acquiring land or is pure construction costs but if the former I would think land purchase is a significant percentage of £70M.

I think Brentford project includes a large residential project which bumps up costs but will pay for the project.

Hmmm. Only if you head towards Ealing! I'll grant you I haven't been there for a while, but affluent was certainly pushing the envelope!

Anyway, wrt CCFC and a stadium, what is unreasonable about the workings given out here? I'd like to know, just for my own judgement. Isn't this just coming up with a ballpark average? What I see, really, is an opening up for discussion on a new stadium.

Now, in that spirit, I always get annoyed when football clubs boil down to finances. Personally I think for reasons of identity, easy brand values, and a sense of place, a stadium of our opwn is an absolute must.

if, however, SISU are determined to pursue Plan A, it's not entirely unreasonable to ask them for something more than 'we're going to build a new stadium' is it? Just a *little* meat on the bones would be nice!

And funding is a very real consideration. If I'm not to take at face value Hoffman's 'we've got the funds, honest' takeover approach, it also applies for SISU and a stadium, in my view.
