On the current road structure it would take me 1hr 43 to Warwick uni instead of 1hr 47 to the Ricoh and 1hr 39 to St Andrews.

tbf if I moved somewhere because it had some fields, I'd want to keep the fields...

I’d say anyone living in Finham has had a good run not having any houses pop up in their area in the past 40 years, when that whole area was obviously ripe for a development. Still, it’s not all bad, and I don’t think it’ll make the area worse.

But what do I know, I live in London so I’m probably conditioned to fields being a rarity.

I'm doing fuck all at the weekends for the next few months, get fucking cracking and I'll be up there Friday to Sunday with my shovel to help get things moving!

Just to give an idea of potential timelines

There is an article by les Reidi n October 2019 that suggests the Stoneleigh link to the uni will not be completed before 2024 if all goes well. There were already delays he says

Also the building now going on at the uni formed part of the 2009 masterplan and received full or for some of it outline planning permission in 2018. That is with CCC on side with it all.

If this project is a go we need it to move a lot quicker than that surely. The uni already have their contribution to any partnership- the land.

Put the first brick down we know it's happening and I think fans will deal with anything in the mean time

Without glimmer of hope may see some fans drop off

Just hope we can stay in championship in mean time to hold some fans attention

I'd say 4 years for a civil engineering project of that scale is implicitly assuming some delays anyway. Can you imagine 4 years of the diversions that the project requires? I'd say breaking ground to completion should be under 18 months, if for no other reason than it'd just be too disruptive to local residents / commuters otherwise.

Is that just the stadium build cost or does it include the land? They've also built over 900 homes, retain and a new town square so important to be sure we're looking at the right number.

The stadium development is about a 10 minute bus ride from where I live, it’s technically Brentford but it’s just on the other side of Kew Bridge and not far from Chiswick, both desirable areas. They were never going to skimp on the residential side of this project. The way that 5% deposit mortgages for new builds works they have to be under £500k. That tends to mean in London any new build that can’t be easily under that threshold will be well in excess of £500k, ...and there’s 900 of them? That’d be at least £50m of residential properties just there at a minimum, probably closer to £75m. Plus they sold Griffin Park to property developers.

I’d say they’ve done good business here.

Where in this joint statement does the University of Warwick say that? The land will not be sold to the club. (It says the university will provide, not sell, the land). Could easily be peppercorn rent if the University considers that the presence of the city's football ground within their campus enhances the value of the university.

Finham to the city centre is a really short distance, if you look at a map of Cov, potential expansion to the south west side of the city has been clearly suppressed by the Warwickshire boundary for years. With the Kings Hill development near Warwick Uni, Warwick District Council have brokered a deal that ensures their commitment to future housing is centered around Coventry and not Leam or Kenilworth (although Warwick Gates is an exception). And this reflects where the need is - Coventry has grown in population to 370,000 from 300,000 in 2005. Anyone living around Green Lane or Finham should have realised the attractive outlook from that side of the city would eventually be ripe for development of one kind or another. It’s like living next to a park and then moaning because other people use it. I thought the Ricoh was possibly the only solution to playing in the Coventry vicinity, I’m pleasantly surprised by this latest announcement and I live on the south west side of the city.

Anyone living around Green Lane or Finham should have realised the attractive outlook from that side of the city would eventually be ripe for development of one kind or another. It’s like living next to a park and then moaning because other people use it. I thought the Ricoh was possibly the only solution to playing in the Coventry vicinity, I’m pleasantly surprised by this latest announcement and I live on the south west side of the city.

Having a stadium built in an area on the university campus will affect the local area maybe twice a week so most residents won't even notice apart from traffic for a few peak time hours on matchdays. And for the Cov fans in that area (or on that side of the city), they will be happy with the news. But that's not really comparable to a new housing site with 2500-5000 houses (depends on which report you read), a new school, shopping area and a new dual carriageway (running from a new junction with St Martins Road and parallel to the existing road Green Lane South) to handle the extra traffic. The complaints I have seen on local social media haven't been about "we're losing our view" but about the extra traffic that will be generated on already too small roads with no new planned infrastructure beyond the new site.

I won't mention that the new site is also opposite the Severn Trent sewage works. While the people of Finham have grown used to it (and the smell), that's going to put off a lot of potential buyers.

warwick uni traffic is bad enough.

I’ll just say that when I said the uni would gift it, I was pulled up pretty quick by someone on here close to the club pointing out that that wasn’t said.

No it’s not. Just like it’s not clear why Wasps want indemnity for CCC, doesn’t stop 90% of this forum flying off the handle though ;)

Lots of people seeing what they want to see without evidence because it aligns with their prejudices. It doesn’t say free land, and you’d think they’d shout from the rooftops if it was.

Just like it doesn’t say we have a partnership and lots of people on here think we do.

All statements are written carefully, though apparently pointing out what was actually written and what people are assuming is a sign of bias and emotion and being a council plant ;)
