For the most part if you have a long lease then the value of the leasehold isn't much different to owning the freehold but with the place you linked to you are paying the freehold owner £1330 a year which is 14% of the rental income assuming full occupancy and not paying for an agent to find tenants or look after the property. So its a significant number.

We "own" flats (well half of 2 flats) and consider that we own them but they are long leases, the ground rent is nominal though.

I don't understand the point you're making. Wasps have a lease and are seemingly happy with that. Swansea Football Club have a lease or tenancy agreement; and are seemingly making it work.

Neither 'own' the stadium. Yet people make a big thing about 'owing' the bricks and mortar; still following Labovich's mantra (CET) 'We have made it clear that no club can have a viable financial future unless it owns its own stadium. There is no prospect of us returning to the former landlord/tenant relationship'

I think the stadium is run by a stadium operating company. 50% owned by the council, 25% Swansea FC and 25% Ospreys RFC.
I believe they only pay a peppercorn rent but do contribute £1M a year towards costs.
The idea was that they would split any profits but I don't think they have made any yet.

In effect Swansea pay £1M a year for a 20,000 capacity stadium :confused:

IMHO to answer the question they put in £1M and are entitled to 25% of any profits which have yet to be realised.

Haven't read all the threads so apologise if I am repeating. The problem here is not sisu, you might find that a strange comment from me. The problem is the people sisu have running the football team, it is they who apply their policy on behalf of the owner, she doesn't know a football from a pumpkin, admitted in an interview some time back she didn't even realise ccfc was part of the sisu portfolio. Waggott is ceo now with Fisher chairman a new positon. These are Waggott and Fisher's policies on how a football team should be run, they sell the star players, they say who can and can't be signed, they offer the low contracts forcing established players to look elsewhere. While these two are in situ this club will slump further. They fucked up Charlton Athletic now it's our turn.

Both of you make valid points at times. It is a pity that you both have resorted to insulting each other.

Labovitch said many things. I have never met the guy, but from what I have seen/ read he seems to be füll of it.

The point is that Joy did start of on the "freehold or nowt" track and the subsequent new stadium bollocks. This certainly did not help if there was any intent to get a deal similar on the Ricoh to what Wasps have acheived.

It is a crying shame that Wasps are now where we should be and that our team is in freefall in the league. We should have the lease and be offering a ground share to Wasps on our terms ( morals would not be questioned if CCFC were surviving through sub-letting ).

We have had these bad runs many times before, but usually after Christmas. This time is different in that we seem to be totally lost early in the season. Very worrying.

I have respect for SP in that he has an honest plan and wants to achieve something with us. It is really sad that the plan is not working and I hope he can turn things round. The situation at the club is not helping him. The decision to return to Cov - which maybe effects player's decisions whether to sign for city or not - came after the start of the season. That didn't help him. If we sack him, we have to pay him off and whoever comes will be faced with the same cock-up of a club.

I would stick with him for now - he has as much, if not more, interest in turning this around than we as mere spectators have. His job and reputation are on the line. Give him til Janaury at least - whatever happens. The Malaise is deeper than just the manager.

...and the subsequent clarification that a long lease would do, is always brushed under the carpet. And I don't know why, as it then ends up polarising into black and white, thumbing the nose at SISU and saying their mothers smell of elderberries.

It doesn't, however, allow us to move forward to reconcile a deal. the justification for the lack of a long lease at peppercorn rent not being offered, has always been the freehold or nowt quote. However, if that is then clarified to show there is flexibility, that (rather base) justification goes away, and is irrelevant...

Whilst I agree they should go. Who's going to "buy" us? There's nothing to "buy" is there? Thanks to the Council the chance of owning our own stadium is at least 250 years hence.

It's a fuck up from everyone.

I appreciate your anger at the Council’s apparent willingness to sell to another club when they wouldn’t sell it to us.

However, as has often been said, as a football club we are never going to own a stadium anyway. If SISU had bought it, it would have belonged to them not CCFC, just as Wasps haven’t bought anything – it’s the Maltesers.

So I don’t think you should worry about the 250 years. As far as I am concerned, eliminating the Council and the charity from the equation and bringing in a big rugby club can only make the Ricoh a more attractive proposition for a big investor. And one day (maybe in 25 days or 250 months, but not 250 years) I reckon someone will bring the whole lot together – stadium, naming rights, exhibition spaces, hotels, casino, football club, rugby club, new training complex etc. At that point, we still won’t own a stadium, but we can be very successful as part of a bigger enterprise.

Of course, I may just be kidding myself, but at a time like this fantasising is the only option.

...and so we're back to the fact both sides find themselves unable to work with one another and, instead of attempting to resolve this, one side says they want to own their own stadium elsewhere, and the other side sells out to a London team.

If we sent anybody from either side into the Middle East as a peace envoy, we'd be in the midst of a Holocaust before we knew it:facepalm:

Maybe. The deal was already being made with Wasps though presumably at that point so SISU wouldn't have got one even if they had asked.

The obvious fit here would be Wasps owners, surely. Now that they own ACL they'd get a substantial benefit by picking up and improving the club. Not that I'd trust them with the stewardship of the club either, but from a financial angle it would make sense, imho.

Every season I think that SISU will bugger off, that they've finally figured out that the game is up, and every season they hang on in there. I think we must be reaching the end game now - either we'll see concrete proposals for a new stadium by the end of the season, or surely they'll move on. Or am I just kidding myself again?

Replace owners who move sports teams temporarily for financial reasons, with an owner who moves sports teams permanently for financial reasons? Think I'd give up there and then, tbh.

I'm not even sure it would make financial sense. You very very rarely make money out of football, it would take significant investment over a number of season to compete at the top of the championship and get to the PL, they'd never recoup the money. Look at how much leicester owner spent on getting to the PL c£125m over 3 1/2 years then spending more to try and stay in the PL.

Well if they could get some help building it, they could end up with an asset on their books for a start, possibly of (at least initially) more than the cost of building it.

Wouldn't the dreaded management fees crop up as well, in terms of they could charge for managing said asset?

What an absolutely ridiculous statement.

There is no evidence whatsoever that moving to Northampton was about 'franchising' over SISU trying to distress ACL.

Just because Wasps have bought ACL and the potential for the 365 revenue does not mean it will just be there. Whoever owns the company is going to have to do a serious amount of work to make it a profitable venture with 365 trade.

If CCFC move somewhere else they will not get support
They would need to move somewhere in the country that does not have a football team.

That place does not exist.
Moving to Brum or London would not pull any fans.

Wasps may get away with it because they are a top flight team moving into a big gap for top flight Rugby here in Warwickshire/West Midlands/Shropshire/Staffordshire

Did you see anything apart from a stadium "bowl" and talk of a training ground coupled maybe with a hot dog shop and a MCDonalds or similar in SISU's plans?

What asset is that for anyone other than a league 1 or 2 football club? Who would possibly help build a stadium outside Coventry - knowing that there is a stadium with more facilities next to a station ( soon ) and in a regeneration area in a city with over 300000 people next door?

The invisible stadium has already contributed to us losing control of the Ricoh to Wasps. Without the stadium talk and the JR the council could not have sold the lease to Wasps so easily. SISU justified their own ( and CCFC's ) demise.

They have said so much about building their own stadium that there's no point moaning now the horse has bolted that they would have considered a long lease. What did they actually do to achieve this? Did they ever make an offer to the council like Wasps did? Did they ever make a counter offer once the Wasps bid was public or even before it was public (I can't believe that they didn't know about it before).

Wasps have been allowed to take control of the Ricoh mainly because of SISU's failings.
