and you wonder why good posters don’t bother here anymore. you should stick to lurking again
Good posters is subjective and certainly for others to judge. It's those kinds over overinflated egos that means most couldn't care if the door banged your arse on the flounce out. Posters come and go, nobody is forced to stay or post.

Good if we're looking to improve our training academy/facilities. Think it would make more sense to have everything on one site, and would also hope there would not be a loss of public sporting facilities due to it.

i wouldn't be surprised if the cbs is sold for housing at some point, tbh. there has to be some value in that plot.
the only possible problem would be what was there before. playing football there is one thing, not sure the land would be clean enough to live on.

Lol - yeah dismantling a whole complex including hotels and casinos on long leaseholds is really an ideal scenario for a property developer

Not sure about the Higgs as that as the land around it is being built on, they are in the process of making an entrance to the site off of Allard Way at the Asda end. The Connection makes great sense, there is adjacent land between the buildings and the end of the training pitches, you could easily build a new state of the art facility on there and an indoor pitch without effecting the buildings in situe, only issue would be parking for the punters of those businesses.

Having sadly looked at Google Earth, there is definitely space for an entire third full size pitch between Connexion and the current training pitches - if you knock down the cricket bit of Connexion. Surely the Connexion itself could be turned into a gigantic gym/sports centre for the team leaving the old Lodge as offices and leisure space for the players? Given the Connexion still advertises itself as a sports centre, we could do some work on top of that?

I may be wrong or not upto date and would welcome the following being confirmed/updated. The Higgs centre originally owned by the Alan Higgs Centre Trust was sold to the Coventry and Warwickshire Award Trust who also owned the AT7 centre which I think no longer exists. Not sure if they still own the Higgs centre. The adjacent land was owned by Seven Trent and CCC. Seven Trent sold the Whitley pumping station and the land belonging to it to WPS Trading Limited(Derek Richardson and David Armstrong). Looking at companies house, a company called Hottinger Capital Partners Limited had a charge over this purchase and that charge was satisfied in 2018. Not really sure what that means but I think it means ownership of the land was transferred to HCP Limited? Can anyone with more knowledge confirm this and do they still own it?

update on the Higgs Centre. It was transferred by the AEH Charity to the CWA Trust on the 17th March 2016 for zero pounds Subjected to restricted covenants. The lease of the land and buildings to CWA Trust is for 150 years, starting from 17th September 2003. A charge was registered against the the transferred lease and buildings on the 17th March 2016 in favour of the AEH Charity which I think means basically they can retake ownership if anything happens to the CWA Trust.
The directors of the CWA trust are Paul Breed secretary, Peter Dick director, The Earl of Aylesford director, David Moorcroft director and Malcolm Whitehall director.

The land, including Whitley Pumping Station was last sold on 26th October for £10,200,000 including VAT.

HCP would have raised the funding for WPS to buy the land. If the charge is satisfied it is effectively a paid off mortgage.

WPS trading is being wound up so I'd imagine they are trying to dispose of its assets. Though i'd be surprised if they didn't just sell the land to another Richardson owned entity.

Richardson may feel he has already had his fingers burnt enough. I wonder how his lawsuit against his legal advisors 8s going,

well, unless it's all made of gold, the land will be worth more than what's on it.

But nothing else can be on it as it's not thought to be safe for living on, whether that's in a covenant or not don't know but view expressed at the time of construction was that it wasn't, maybe they could grow something for biofuel on it?

Solar panels and a wind farm would be the best bet.

Used to play in the squash leagues at the Sky Blue Connexion before it was sold off (moved from Brandon Hall when it first opened). Most memorable moments were a chat with Danny Thomas in the bar 😉, and possibly (not so happily) almost losing an eye...
It'd be good to get it back as far as I'm concerned, although I have no idea what state it's in now (the Connexion, not my eye...).

well, they are about to build on the old power station near tusse's bridge. they will build anywhere, it just means you have to dig a bit deeper to make it "safe". not that anyone who declares it safe will be living within 10 miles of it.
part of the deal that allowed tesco to build there was that they contributed to cleaning up the stadium site. so it has had a first pass.

not saying it will happen, but it is very much a possibility. think of the size of the whole plot. car parks etc. it's a huge footprint.

Never going to happen mate. The lease runs for 250 years and if it didn’t revert back to the council last year, it never will.

Thank you very much for googling the word naive, to provide me with the definition. I can assure you that I am already educated enough to understand its meaning.

The ironic thing is, you are being naive to believe that it would happen in the first place.

How? What’s your calculations on this?

club looking into the process of trying to purchase both pieces of land. if approved and accepted. more investment will be made. positive change imo
If they don’t let us buy it just build something else outside the boundary. I wouldn’t piss on Cov council if it was on fire.

It'll be reunited with us ultimately, I'm waiting to see if it gets a Paint job anytime soon?

I hope we can get the Connexion back. It was built with the proceeds of Ian Wallace's sale and was sold for a fraction of that due to the money frittered away in the States. Needs knocking down, and I would presume it's the land Doug wants rather than the building itself.

I'd agree Doug's after the land rather than the facilities. Not for any immediate redevelopment, but in future one big training complex for 1st and youth teams will be on the cards.

I really hope so.

Ryton for all it's negatives is a tangible link to the early days of the start of the Sky Blue Revolution of the early 60s when it was the envy of many.

With continued development and buying neighbouring land it could become a really excellent training ground once again.

It was bad enough that we left our spiritual home, I'd hate us to leave our Ryton.

I think should we acheive promotion this is exactly his aim. Build an all-in-one facility that we can then build a proper academy, even at a higher level.

Isn’t the new entrance being built for the new housing estate that’s going there?

not their problem. they have nothing legally binding to provide a home for ccfc.
i won't mention my sources for obvious reasons, but know it has been looked at.
Really, the council won't force the club out as it would be political suicide. You may see some land sold but not the actual stadium footprint

Isn’t there a 250 year lease on the CBS that will be in Frasers hands?
Were there any conditions on that lease to prevent property developers Wasps using it for anything other than sports?
Yeah they'd have to cp it

Back in the 80’s that land was actually another pitch as I played on it every Saturday morning.

the council could quite legitimately say that the club have had opportunities to buy the stadium. and labour have already openly stated that they are not afraid of upsetting people to drive through their building policy. so the local council would have no say in the matter anyway. it has nothing to do with them.
like i've already stated a couple of times, i'm not saying it will happen. but it is a very real possibility, as anything that appears to be an obstacle to it being sold for building can very easily be overturned.
and there's talk of us building another stadium elsewhere anyway. what would that do to the viability of the cbs? occasional visits from bon jovi and bryan adams wouldn't be enough.

It’s about as probable as demolishing the cathedral and building there.
