This is about the most generous I can get, not actually sure where the boundaries are and probably taking in a lot of either useless land or not actually on the plot. Still only gets you to just over 8.

The sports connexion was of course once part of the Ryton facility, so presumably the pitch sized space between the two was also.
Still seems to suggest the site could accommodate the academy if CCFC were prepared to invest and develop.
But of course that means encumbent on the football club, no 3rd parties and no local authorities to blame... or take to court.
Not likely after all then

They don't need to. They could build the indoor pitch and class rooms at Ryton and then utilize pitches at a second location such as the UOW.

No, Tim was adament that they can have the academy at the ryton, but they won't as they will sell it for housing. The truth is they can't have the academy AF ryton because the site isnt big enough.

You really should read up. I did say that the academy did not necessarily need to accommodate ALL age groups at the same site. If that's what CCFC choose to do that's up to them. Invest the money, develop the site, reap the funding and the rewards.
Otherwise, be prepared to shut up and ship out.
It's notion local rugby clubs, local authorities or sports centre management companies to do it for you.

Why should they? THE HIGGS CENTRE WAS BUILD FOR THE ACADEMY AND GOT SPECIAL PLANNING FOR GREENBELT BASED ON THE ACADEMY BEING THERE. We continue to pay rent and have never told csf that we want to leave.

I'd suggest that you look up the various strands of funding that built the Higgs. Please show the forum where it is documented that the 4 grass pitches, indoor 3G and floodlit outdoor 3G was funded to accommodate the CCFC academy, and who funded it?

Yeah but they currently have 2 outdoor pitches and use the 2 outdoor pitches, there is no room for an indoor and and outdoor 3g pitch and the current 2 outdoor pitches at ryton.

It is inevitable that it will have to go over multiple sites, which will have cost, staffing and logistic implications. Personally I can't see how its that feasible, it would probably all need to be based at 1 site with only the indoor being at the higgs.

I never said funded, I said it was partly built for the academy, that was always part of the original planning and one of the reasons it was able to build on the green belt.

And yes, in terms of thr LA and thr charity they could turn the money down because they have to also think about culture and their aims.

At the minute through the academy, the Saturday clubs, the holiday clubs, the player development work, etc etc, young local kids use the facility regularly, developing them. The wasps is training facility is just first team squad, it will end up with less community access. Do you believe a sports team from London should get preferential treatment, cheap land, help with planning and PR from the council when it is clear it will have a detrimental affect on the academy after the council were given assurances there would be no detrimental affect?

Keep going, you're so obviously a plant. Even the most ardent sisu haters haven't argued the point with as much passion and determination as you, what's your agenda? You work for csf? Higgs? Wasps or the council? Which one?

If it is an issue with funding, I guess that they will stop provide anything there that is done via funding?

PLCs tend to trade in order to make a return on their investment. If that means making a commercial deal that benefits their shareholders, then I don't think we should be too surprised,. Wasps may be opportunists (they probably can't believe their luck)
In the same way that we can't believe our beloved football club failed to sieze such an opportunity. But they don't think like we do.
I still expect them to cash in on Ryton for development, and I think they are spiteful enough to call in the debt next year and wind the football club up. They still regard investment to date as being owed back to them by the football club.
And if by some miracle they were successful in acquiring the Ricoh they would most definitely be charging a significant rent for the lab to use it....IT WILL NEVER be owned BY the football club.

New season?

Not hopeful, need an entire back four, another midfielder and a striker.
Midtable at best, fear much worse.

Oh and ticketing? Too painful to waste my time on. May get to a few away games. Would rather watch local non league football Saturdays...and the Ladies on Sundays. More entertaining.

The land will still be owned by the LA. I don't think they've sold the school land on charter avenue, or the old deedmore school site on Henley road, and they kepts wood end as adult learning centre.

It will likely cost a lot more to.buy and develop than wasps higgs developments.
