Id say the council have the opportunity to put the pressure back on the club here , and declare that they are open to discussion for the purchase of the site and are willing to engage it public discussions about the possibility of planning for a stadium.

It was however SISU who said that they had " provided to the Council four separate masterplans for the site." To me that indicates more than an enquiry about availability, but i appreciate others might see it differently

Yeah, as the council also own the land there's the other aspect other than just planning too.

It said in the last open statement last week.

Which of course is exactly what the council have done for Wasps with regard to building a hotel on car park c.

Don’t think it’s unreasonable to expect similar treatment for the football club.

Council are s*****g themselves in my view as this is horrendous PR for them and can hear them squirming. Ball is currently in their court! Any support for the principle of Woodlands from CCC will take several weeks if Leaders are genuinely open minded and consult with stakeholders (e.g. Highways).
I think they will dismiss it out of hand though sadly.
If they did say OK lets look at Woodlands site, the acid test would be down to SISU as the consultant fees for putting together a detailed planning application would cost a minimum of £300K for such a complex stadium proposal. It gets more and more tactical/dafter by the minute, and as many have said I wish all parties would take a deep breath, swallow their pride and talk about Ricoh

What pisses me off as desperation kicks in reality disappears and I can’t believe sisu haven’t if they are serious haven’t done oodles of homework and I can’t believe have chosen this site, there’s just about every negative possible,

Poor infrastructure
Poor public transport
Poor parking,

You cannot seriously compare Masseys and it’s traffic with a new stadium first there was a huge car park at the back of the plant and obvious there were two rush hours day and lorry traffic but that grew over time from before the war, starting when there were few cars. Eastern Green estate didn’t exist intil the 70s, I remember that being fields right through to Allesley.
I’m not anti a new stadium and I don’t care where it is so long as it’s inside Cov. All I want is a proposal that’s for real not just words. There’s been over a year to develop plans, designs, who is building it and timescale. I suspect the EFL will want that too.
In fairness to sisu they didn’t announce this themselves when they do I expect some meat in the bones.

Agree that you cant compare now to even the 70s and 80s when Masseys and Wickmans were there. However, they've been building the 'eastern green' estate since the 50s. Most of the houses from hockley lane across Sutton Ave and up to the woodlands were built in the 50s and early 60s.

Report on cwr about meeting with ccc on this Woodlands plan. Number of things came out that there were things re that site that would need to happen. I didn’t catch all but one thing said was there are 10 building on the site that are Grade 2 listed and the site is still an education site and to remove that it needs to go to the Secretary of State and there’s something there that goes to English Heritage didn’t catch what. The guy interviewed thought the whole planning process could take 3 years before any building was started sounds a long job to me.

I used to work there many moons ago. The staggered start and finish times helped, but it was always better to avoid broad lane as the queues used to be pretty bad, every day.

So if the council don't block SISU from following the normal protocols to try and buy this land for a stadium development.
Then SISU should drop the legal action and like you say try and get a 5 year deal whilst they build it.

Where are you getting this education restriction from? There's no mention of it in any documents relating to the site on the council website as far as I can see.

The council themselves have public stated the land could be put to other uses including housing.

In fact a strong argument could be made that a new CCFC stadium, at which SBiTC would be based, is in line with the council sporting objectives for the site.

You do realise there is a new road network developing to support the huge housing development which will create more traffic every day than an average Ccfc attendance 23 days a year don’t you?

Personally I wouldn't just sit back and wait 5 years as I've said earlier in this thread. I would suggest the council put a time limited forward contract in place, exactly as they have done for Wasps, that requires SISU to submit and get approval for a planning application in a specific timeframe. I would then suggest the EFL puts down markers as to what progress is required by a particular dates.

If and when the council stop delaying things and allow this to proceed pretty quickly SISU have to start spending big chunks of cash. Are they really going to do that if they have no intention of building a stadium.

For me its a win - win situation. Either we get a new stadium or SISU have to admit they are full of shit and we draw a line under the pretence there will be a new stadium. And while we are going through that process we stay at the Ricoh rather than moving out of the city. Works whatever way you look at it.

Planning permission has not been submitted - it would have had to have been advertised and we'd have all heard about that! Its standard for developers to have lengthy pre-application discussions on tricky sites before submitting detailed planning applications. Would be good to know if the site has been genuinely considered for stadium by both CCC and SISU.

As an ex-Woodlands pupil, I agree that the site is plenty big enough for a stadium, plus potentially schools and other supporting residential, retail/ commercial development and community facilities - would just need a thorough Masterplan from a creative experienced team.

My mum still lives very close and I grew up in Eastern Green so I think one of hurdles is traffic/parking infrastructure. That said its not insurmountable with P&R, buses and trains to Tile Hill. Arguably the biggest challenge is local politics - in a moderately wealthy Tory voting area where protecting property prices/NIMBYism will be rife. I expect Posters in windows and a Facebook Group - KEEP CCFC OUT OF EASTERN GREEN will surface any day now! :happy:

I wonder if CCFC/SISU have tactically thought this site would seriously annoy the biggest number of people who then virtually beg Wasps and the Council to get a deal for the club to stay at the Ricoh. Who knows in this sorry saga but I fear my dream of a pint in the Scirebourne/Unicorn and walk up to the match might never become a reality!

Might not be required. If the council are willing to move the proposal forward to a point where you could start going through that process and work with Sisu they've said they'll drop the legals (assuming a medium term deal at Ricoh). If it's a bluff, the council need to call their bluff. The more time passed and the more I see of this, the more I realise the council haven't exactly acted in good faith.
