Not sure how these will work, but rumoured dilapidation costs were not just rumours.

Another thing that our fans got accused of making up that turns out to be true

Like how we have to have about 5K empty seats between home and away fans for safety but they can't be bothered to sort out the CCTV

Looking at some of those I'm surprised the place managed to get a safety certificate

If fire doors need replacing as failed tests as well as fire shutters non compliant

The place should not be open that’s nuts.

Is the safety certificate issued by the council ?

Does anyone have any idea why Ann Lucas fucked off in a hurry?

Some of the non compliant issues would be a fail for most places.

Surprised the issuance is valid

Who issued the safety certificate?

How the fk did Wasps lose £100m! And how the fk is Ashley going to make money out of it?!

The adjourning and surrounding land would have major value if the stadium becomes a success. I think that's where the profit is in this. Until then, the land value is the same as it ever was.

If I had a distribution centre to relocate in SimCity, I would plonk it right next to the Arena. Just like a major food retailer.

Some place where houses could be built some time in the future etc.

Not to mention the awful PA system! Not a priority I know, but still shocking.

Interesting they mention the stadium bowl lettering. Wonder if they mean on the roof as I believe this still says RICOH. Saying that, I’d like CCFC and Sky Blues in bigger lettering. Wonder if/when Wasps will be replaced on the main stand.

I will also take a lot of enjoyment once those pest badges are removed

If Doug King is so keen on the stadium why dont he say to Ashley I’ll pay for the £13m of repairs and we go 60/40 ownership on the whole stadium.

That way repairs gets done and paid for and both of them still own the stadium and Ashley doesn’t have to put anymore into it if he doesn’t want to.

Interesting that one of the items is floodlights need replacing as LUX not enough for TV - explains why no Sky TV matches. Shocking state of affairs.

These are the type of things a tenant could often put claims in for.

Does DK have the necessaries to front MA about it? Let’s see.

(Or he could say, right, super excited to get things rocking, let’s say I do the super repairs for half the stadium. £12.5m buys me half in effect, right? I’ve got £25m burning a hole - super, (and then reaches out to Sky Blue supporting contractors to do a cracking job at mates rates). Super.)

Must admit I did think the £12.5m banded around for repairs was a BS negotiation tool. First impression this all looks a bit scary.

Although, there are some things on there that look a bit high. Walk in fridges at £200k each and £39k for a Sky dish (how big does it need to be FFS). The roof issues could go either way though. We could go on.

Council purchasing department muppets and the like might find these costs realistic (in fact they’d overspend by giving the contracting to various crooks in return for a £35 hospitality ticket) but a decent project team would get the costs to a sensible level. But that there be the problem - finding agile minded sensible project managers nowadays (Give it 6 months while businesses feel the pinch and start trimming dead wood. Those work from home grifters and similar will have to pull up their socks or FO (unless they work in the public sector and have no grip of reality (there’s a few on here judging by the pompous shite spouted by certain individuals))).

I wonder if the Derby stadium had the same problems.

£20 million for that stadium and it cost David Clowes another £40m to save the club.

Not sure their playing staff at that point were worth much (I read they had 7 players under contract at that point) and L1 status? Are they a bigger brand than CCFC? I’d say no. Similar history, similar potential.

£40m for Derby.

There are people on here who think CCFC, in the Champ, with a squad we have, is worth less.

Lunatics.

Even worse are those on here that go spouting that your thoughts are wrong and when pressed don’t quantify their own values and simp off.

Sassholes.

Right. Early morning rant over, I’m up with the burglars and off to watch my lad play Rugby against the mighty Ampleforth u12s. (Why is it public schools play rugby not football? A rant for another day)

I don't think that does explain no Sky matches to be honest.

There's been a few iFollow games on midweek and the picture and light has been just fine.

So as well as being general w@nkers for a multitude of reasons, we can add 'letting the stadium fall apart' to the list for those f&%king parasites?

I guess it's just the priority one you have to find the cash for right now, mind you?

Not really sure why people are worried about this type of money... Ashley will have done his due diligence and this will have been part of the numbers. I have been in multiple companies where this has been the investment budget I have looked after for a year (sometimes significantly more) let alone 3. A number of things are for improvement which you may or may not do obviously becomes more critical over time. The other thing of note is there are mostly round numbers which will likely mean they are estimated. Normally during estimation you'd add contingency. Whole list could be 10 to 20% lower when it comes to actuals. Maybe more.

Yeah assuming this is due dil based it’ll be trying to find absolutely everything possible to knock the price down £225k for more speakers because you can’t hear them everywhere for example. Or lots of “upgrade this sign”.

On another note @Nick the photo viewing experience is totally fucked on mobile since yesterdays update.

Also should point out the fan theory was £20m of repairs, which isn’t quite what this says which is £13m of repairs and upgrades. People were talking like we were in a Birmingham situation not that the casino had an old boiler and we need to install a hearing loop.
