The boundary is just where Blackhorse Road crosses the canal.

As they said on the article sometimes they can have discussions with certain parties that are kept confidential, I think they will come back to the Sky Blue Trust and confirm that they have spoken to the Club's owners.

I still cannot believe the risk SISU have took taking our club to Northampton, planning to build a new stadium without a land purchase in place. I still don't have any faith in this latest ripple of a development.

I agree Hobo this article in my opinion is a well educated guess from Coventry Telegraph, but I think they have the Sky Blue Trust as they narrowed the possibilities down for them.

Sisu are taking a huge risk and everything would say that they're trying to get the Ricoh on the cheap and this is a well educated ploy, however Sisu and Fisher are stating differently in which the fans do not trust..

Well, I know I had a bit of a trawl but the proposed site was on my list. Never say never but that location will not work. SISU are clutching at straws. It will be a headache to redesign that area. Residential, industrial, semi-rural (Albeit with a bloody great motorway). They will have to bring a road through the local scrapyard to stick any chance of this coming off. Laughable.

I was at the open planning meeting last year at the Council Chambers for one of the other cases that was being reviewed at the same time.
The original proposal for 200 homes and a wharf for the canal was rejected by the Council before the planning meeting.
The new proposal for a reduction to 160 homes was recommended for approval by the planning officers but rejected by the councillors even though the officers said an appeal would be made and it would be for the 200 homes with advice that the appeal would almost certainly be accepted. Not sure how the appeal has done yet but if it has not been approved for houses then it will certainly be rejected for a stadium.

The reason for the objections was the access out of Blackhorse Road and in particular the increased railway crossing usage which already ties local residents up for up to half an hour at certain times.

A stadium down there would make it impossible to get cars out for several hours so this article is almost certainly absolute garbage.
In addition it should be noted that when the NUCKLE railway project is eventually implemented the volume of trains will increase.

The CET should concentrate on SISU bullshit rather than waste time on speculative paper selling articles.

I think I see where you mean, the large undeveloped area just north of Sephton Drive, bordered by the railway on the west and the canal on the east, there is certainly more than 60acres there, but it has bugger all road links, so I don't think it would be a feasible site for a new stadium as it would cost far too much to build a dual carriageway to it, and also just how long would it take to buy all the land on the route of an access road & get planning for that too! Nope mate, it makes very little sense.

Here is google map ref, note there are no roads and access would require an expensive railway or canal bridge with a dual carriageway, or an M6 exit (even more expensive).

The access is Blackhorse Road with a humped back bridge at one end and a level crossing the other, one pub that holds about fifty people and newish housing estate at the side and a canal one side a rail line the other, to create decent access they will have to knock half of Bayton Road industrial estate down

i was talking more in the context of the article. their is absolutely zero proof from it that sisu and/or someone representing them have even got as far as calling 118 to get the phone number to contact N&B council let alone contacted them.

don't get me wrong, by the same principle i cant say they haven't. which goes back to my point in an earlier post on this thread that we are all mushrooms STILL.

We had submitted FOI requests as well as the Trust - although they slightly beat us to the punch in terms of getting most of the info out!

The only differences were we also asked Stratford where as the Trust hadn't. But the Trust asked Hinckley, which we hadn't.

We received a reply from N&B whereas the Trust had not (at the time of writing)

Our requests related to building large seated sporting stadia rather than mentioning CCFC /Otium / Sisu specifically as to avoid any "commercial sensitivity" sidestepping.

The housing development at Exhall was thrown out on the grounds of access and infringing on green belt.

We're not saying it will happen, just that this seems the most likely location for a potential new stadium taking into account all the information we have and the people we have spoken with.

Even if they buy land I won't get too excited Robo, land is land and has a monetary worth. Until they start building the project I won't believe.

If they do start to build a football stadium I will judge it on its merits. I have always said I am waiting for SISU to convert me.....in the meantime they seem intent on burning every opportunity given to them.

Spot on with regard to the planning stuff. The appeal was turned down by the Secretary of State in Nov 2013.

... but as I've understood it the basic reason for refusal was that this was inappropriate development in the green belt. As others have said, if you can't build houses there it's unlikely that you'll be allowed to build a new stadium, especially given the one present just next door.

The point regarding the level crossing was made too, and of course this will be an even bigger issue given the volume of traffic in and out of any new ground.

There's nothing stopping SISU buying the land, or talking to NBBC about it - but I truthfully can't see how they'd get a stadium there. Of course, if they're not really planning to build a stadium then wasting a bit of Council time in discussions, planning applications, and appeals isn't likely to worry them too much - it does at least give the illusion of progress.
