Hearing a couple of people who work in planning/building saying there isn't a 60 acre site in the whole of the West Mids never mind Cov and Warks suitable for a football ground with adjoining development. Don't know if it's bs so anyone got any expertise/knowledge/contacts?

60 acres is a big site, the sort that is not easy to miss.

Now can you think of Brownfield site that big locally?

Think there are 6 other local authorities surrounding Coventry, don't think it would be too difficult for media or local politicians to dig out the truth. Anoher thing a relative, a serving Police officer tells me he doubts if Warwickshre police have the man power to police football matches on a regular basis

that wouldn't stop them from buying land on its own but if true it could possibly be a spanner in the works for planning permission.

Because they know nothing, I doubt if SISU have even spoken to them, it's all smoke and mirrors.

Yesterdays debacle, was a poor attemt at try to convince the waverers and probably ACL/CCC that they are serious.

I'm intrigued to know why It would be good to situate a Ground n Ryton with all the access problems.

Its not a question of whats for sale, its a question of availability.

Regardless of whether the land is vacant or not, can you think of many large 60 acre sites surrounding the city?

Or find the location & distress the owners until they sell it on the cheap. That's what will take the time I'll bet.

dont they want a multi purpose site, so they can sell the surrounding land to maccy d's, tesco's, cineworld etc to pay for the stadium development? do you really think that will happen in a small warwickshire village? surely that would have happened already on the old peugeot site if it was a possibility?

Not sure if it would affect planning permission but would certainly mean an increased bill for the club if they did end up in that jurisdiction.

Perhaps this is something the trust can do?

It's possible.

May be the dozens of property companies with their years of experience, in-house specialists and hordes of consultants are missing something those clever people at SISU will ferret out. On the other hand, it could be a load of bullshit.

I think there are a lot of 60 acre sites near the city that, with a bit of imagination, would be suitable for a football ground.

For instance, there is a lot of space alongside the M6 - we would only need a 150 yard wide strip about a mile long to get 60 acres. Allowing for a few shops and whatnot at the ends and spectators and access at the sides, it would be perfectly possible to have a pitch that conformed in area to the regulations.

It might have to be 10 yards wide and 1,000 yards long, which is outside of the regulations, but we all know how flexible they can be.

Edit: not likely to see many goalkeepers scoring on a pitch like that.

If the mythical site is anywhere outside the boundary of the city and is close to greenbelt, forests or even a few trees, if there any houses nearby whose potential view will be spoiled by the stadium height then planners usually like the top of the roof to be below the tree line, otherwise they are likely to refuse it. They can usually get outline but when final plans are submitted, they will fuck them off. This is one of the things that stopped the proposed Peugeot site at the Jaguar on Browns Lane. Now after looking at the Disney impression of the proposed legoland and the height of the roof, I have been racking my brains to think of how many or even if any giant Canadian Redwood forests exist in the West Mids or Warwickshire to hide the stadium behind. Maybe that's where the buffoon has been, planting them. Ah well, only another 60 years to wait at Sixfields.

The bit that doesn't have anything on it at the moment? Anyone know how that's zoned for development or is it classed as greenfield. If it was there and the access was from the B4113 CCC wouldn't even be involved in infrastructure upgrades.

Must be greenfield and away from current development IMO but In a development zone ,equates to around £80K. per acre . Had a look

yesterday and found a 1.25 acre site In Longford yesterday £500K.+ , for reference I think agricultural comes In around £12-£15K.

This government have thrown out a lot of greenfield protection and Odium/Shitzu would follow an appeal process that has been perfected by the likes of Tesco where they keep applying until they get what they want. Is there 60 acres the other side of Warwick Uni currently owned by the university as I gather this is where they are looking at?

How long would that process take? You could be adding a lot more years playing in Northampton. Even at 3 -5 years you have to worry how many fans will be left when we come back. What about if its 5 - 10 years or longer?

Haven't a clue and this may be bullshit but my brother knows a guy who has some dealings with SISU who says Joy Seppala told him it was near Warwick University as their site of choice. My own opinion is that I dont doubt plan A is to get the Ricoh on the cheap, but I think there are people who run the club now who are so one-eyed that they would stubbornly do anything to get one over on the Council. If that wasn't the case why persist with Sixfields. They count the players the commentators, the stewards and ball boys, not to mention all the free tickets the players get in the gate. Take those out, the neutrals locally who go in the Coventry end and there really arent many paying people supporting the City at all.
